Marketing Monday: Refine Refine Refine

Scott Costello All, Blog, Marketing 5 Comments

One of the biggest items that takes most of my time in the evenings is preparing the mailers.  I’m always keeping my eyes and mind open to ways of speeding up the process.  Actually printing the letters and the envelopes takes a decent amount of time when you have to print hundreds of them.  I usually print out all the letters first and then come back and print the envelopes.  Both the notebook paper and the envelopes I use have …

Marketing Monday: The Results Are….

Scott Costello All, Blog, Featured, Marketing Leave a Comment

Sorry for the tease people, I am just in that sort of mood.  I can’t report any results just yet as it’s too early, but the last round of colored envelopes are going out today.  In total I sent out about 200 direct mail letters in this test.  We have definitely gotten some responses  but it won’t be for a few weeks until I can more accurately determine how well they pulled.  Next week I will have preliminary figures to …

Probate Monday: Sending Out Mailers Using SI Lead Manager

Scott Costello All, Blog, Probate Investing 5 Comments

It’s the beginning of the month, so that means I’ve got some mail to send out.  Not only that, but I’ve gotten SI Lead Manager to the point where I can use it pretty well with all my mailings.  This being the case I thought it be a perfect chance to create a quick video on how I’d about mail merging my probate lead list with  my probate letter of choice and then printing it out. http://www.viddler.com/explore/Scostell/videos/2/

Probate Monday: Goals and other thoughts

It’s funny how things sneak up on you and you don’t realize it until you take a step back. What I’m talking about is Summer and all the little, non rei related, things that come up and slow down any resemblance of momentum.  The sad part is, during this part of the year, my subconscious mind seems to make all the decision of what I should be doing without consulting the rational part. If you’ve read the book Switch by …

Probate Monday (On Wednesday): More Letters Going Out

Scott Costello All, Blog, Lead Tracker 6 Comments

I pushed probate Monday off this week until Wednesday because I wanted to finish up and post the videos for my Lead Tracking program demonstration.  Last week was a pretty busy week, but I don’t really have anything to show for it.  Kinda frustrating to have your phone ring and come up with nothing. For those that think I don’t get down or have my doubts about investing in probate properties, I do.  It’s only natural to ride the roller …

Lead Tracker Video Demo

Scott Costello All, Blog, Lead Tracker 13 Comments

I’m very excited to get to this point of development for my lead tracker program.  At this stage I could use it and save myself some real time by uploading all my probate lead lists into the database and I’m going to do just that in the coming days.  I’ve been able to add every feature I’ve wanted to so far with hardly any compromises at all. Of course there still are some bugs which you’ll see in the video, …

Getting Better Responses from Direct Mail

Scott Costello All, Blog, Probate Investing 19 Comments

With it being time to send out my probate mailers again I was brain storming to try and come up with alternate types of direct mail pieces.  I really started to think about this when Greg Harris over at 1st Round Knockout R.E.I. Blog created a post about split testing letters, postcards and a third kind of mailer (he didn’t say on his blog, but I know what it is). Then today Nick Johnson wrote a post about using those …

Probate Monday: New Month, New List

Scott Costello All, Blog, Probate Investing 3 Comments

The coming of the new month brings a fresh probate lead list from my supplier.   So far I can not complain one bit about the leads that I’ve been getting and the supplier has been right on time each and every month.  For those that have forgotten, I spend about $100 a month for the list.  On average, each list has come with 80 names so doing a little math that works out to about $1.25 per.  I can’t really …

Has Fear Snuck Up On You?

Scott Costello All, Blog, Probate Investing 12 Comments

I never even realized it.  I’ve sent out letters before, even gotten calls.  There was no way I was afraid.  It’s been two weeks since I wrote about sending the probate letters to my lead list and I had yet to do it.  Why?  To me it seemed like I had good reasons… Needed to put up crown molding in the office Thanksgiving Family Didn’t have the envelopes Didn’t have stamps Dentist appointment These are valid reasons right?  I was …
