First Look at a house

Are You Looking For All Of These Items When Driving By?

Scott Costello All, Blog, Featured 2 Comments

My partner and I market to a wide part of New Jersey, covering over 6 counties. Because of this we don’t really know the areas as well as we should. The ideal scenario is only marketing to areas that you know like the back of your hand and can pin point all the pockets of profit and disaster. To make sure we avoid the bad areas, we have to drive by the houses and look around the neighborhood. This gives …

Who’s Afraid To Make An Offer?

Scott Costello All, Blog 5 Comments

I’ve recently gotten off track with my Probate Monday posts, but the recent lead I’ve been working is a probate lead so I give you Probate Monday On Friday… After figuring out the repair costs for the Tall Timber house I had one last thing to do and that was actually call Jim (the owner) up and make the offer.   I haven’t made to many offers in the past so there are still some nerves, but I was pretty …

Scott Costello All, Blog 1 Comment

Sorry for the long delay in my MLS Offer Week series.  I was all set to call up the agent last week and make my offer, but I wanted to go over my comps with my investor friend Bruce. Finding the right comps is key in coming up with your starting point in coming up with an offer.  The comps will give you concrete evidence of what the property is potentially worth after being fixed up, also known as After …

Probate Monday: Inching Closer and Closer

Scott Costello All 7 Comments

New Probate Leads In Hand Last week was a pretty good week.  I got my new list of probate leads from my source and was even able to talk with the owner on the phone for about 45 minutes.  He gave me some great advice for marketing to probate leads and is an overall good guy.  Some of his tips he mentioned to me he said he had never told anyone else before.  So in honor of that I’ll keep …

I made an Offer

Scott Costello All, Blog, Probate Investing 12 Comments

As I said at the end of my post yesterday, I was going to call up Caller #1 and make an offer.  Having never done this before I was really unsure how to go about doing it, but after some deep thoughts I came up with a good strategy. First I wanted to sound like I was trying to get him the best price possible. I did this by apologizing for taking a few days to get back to him, but i …

Scott Costello All, Blog, Probate Investing 19 Comments

WOH! busy week this week.  The Holiday Giveaway started off slow on Monday but really picked up steam over the past two days.  A rough estimate count has about 60 entries so far, which gives everyone a great chance to win something very valuable for sure!  We still got about 6 days left so plenty of time to still enter.  Thanks to Nick, Steph, Julie, Shae, Jason and everyone else who has spread the word.   I’m gonna see if …

Power of Less – the Zoho affect

Scott Costello All, Blog 2 Comments

JerryNJ over at flippinghomes.com forum along with another member (sorry can’t remember who) mentioned using zoho.com to help keep track of your daily “To-do” lists.  The tool, within Zoho, that they are using is Zoho Planner.  I’ve used it for the last two days and I like the simplicity of it and will probably continue to use it for the next few weeks to test it out.   Hopefully I can find an iPhone app for it to make it that …

30DC – Day 1

Scott Costello All, Blog, Internet Marketing 5 Comments

Last night I started my thirty day challenge! I got through all the preseason modules  yesterday afternoon.  The preseason consists of introducing you to the tools (google analytics, google reader, twitter, facebook, firefox, youtube, Market Samurai, etc..) in order to get you setup and ready to start the challenge.  Most of the tools are free forever while some like market samurai are free for 30+ days.  None of the tools are necessary to go through the thirty days, they just …

Backing up the blog

After a little research I found a utility called winSCP.  The program syncs what is on your hosting service with a folder on your computer.   I’m going to set it up on my home computer and give it a test run for the next few weeks to see exactly what it’s all about.  It will be a great tool to have for any blogger if it works as advertised. Licensing Class Day 3 of my licensing class was pretty …

Did my offer get accepted?

Scott Costello All, Blog Leave a Comment

Got a reply from my realtor about my offer of 230k to 268 Malapardis Rd.  They rejected the offer but came back and said 320k cash could get it done.  That is about 25k less then the current asking price, but that is still to high for me.  I’m gonna see if they will come down more, I beleive the house can go for 425k to 450k all fixed up to an owner occupant.   My realtor seems to be able …

I finally got my invite to use google voice.  If you don’t know what Google voice is then go here… About Google Voice It is a wonderful tool for investing as it allows you to give out one phone number on all your marketing and have that call be forwarded to any phone, blocked, have a distinct voice mail message and a bunch of other things. If the caller leaves a message you can have that message sent to your …

Countered!

Scott Costello All, Blog 10 Comments

I got a call from Mike the Realtor yesterday and he said the owners countered my offer.  This shocked me as I figured I’d get laughed at and I would move on.  They came down 15k to 320k.  Not a huge amount but it was note worthy.  I told my realtor to offer my max of 168k and say that is my Highest and best.  I don’t want to be going back and forth back and forth.   So we will …

Where is that Realtor?

Scott Costello All, Blog 4 Comments

Well I sent off an email to my Realtor(s) (Mike and Sandy) that I wanted to make an offer of 160k for 68 Mt Pleasant Ave.  After I sent the email I remembered that Mike and Sandy are on vacation.  They said they would be checking their emails though, so we’ll see what happens now.  I’d like to put some contingencies in the offer, like financing for instance. Other Ramblings I’ve gotten a few people filling out my squeeze pages, …
