Countered!

68 Mt Pleasant cI got a call from Mike the Realtor yesterday and he said the owners countered my offer.  This shocked me as I figured I’d get laughed at and I would move on.  They came down 15k to 320k.  Not a huge amount but it was note worthy.  I told my realtor to offer my max of 168k and say that is my Highest and best.  I don’t want to be going back and forth back and forth.   So we will see what happens now.  If nothing i will come back in a few months and make a similar offer.

I think I got over a big hurdle this week and it feels good.  I’m not exactly sure what I was affraid of, but the fear was there and it took me a while to concur it that’s for sure.   That is my short celebration and now it’s back to business.

I do want to thank everyone who has visited my blog this past week. I’ve seen a definite surge in readers.  Yesterday I hit an amazing 201 hits which was 100 more then I’ve ever had.   I really enjoy everyone’s comments.  Keep’m coming.

I also just posted Part 2 of  “How To: Building a Real Estate Webpage“.  It’s a truly step by step guide on setting up 1and1.com hosting with wordpress and godaddy domain registration.  Take a look if that is your thing.

  1. Hey Scott,

Congrats on getting that offer out there. Even if it doesn’t turn into a deal, it is a huge accomplishment that you overcame your fear and made the offer.

We are all scared shitless in the beginning. It’s those that are able to overcome that fear who move on to become successful investors.

I would keep the momentum going and submit another offer as soon as you can.

    Nice job, bud. 🙂

  3. Nice job! Keep it going. I am on a similar journey. I put in my first offer for a multi-unit. The offer was really low, but to my surprise the offer was countered, then re-countered twice. The seller ultimately did not come down to my number high number. But it was a great experience.

Looking at a few more properties next week. More offers are in the works.

I hope to have 2-3 more offers by the end of next week.

Great work Scott. Keep the momentum.
