Marketing Monday is going to take over the Monday spot from Probate Monday until I start getting some probate deals and have more to write about on the subject. Now my goals is to market as much and as best I can until I can come up with a deal. This series will let you follow how i’m doing my marketing and hopefully it’ll help some of you out.
Bandit Signs
The answer to the question in my headline is, I DO! This is getting to be the time Lance and I do our best bandit sign hanging. This is the second time I’ve hung my bandit signs and if I get any where near the amount of calls I got on the first round (35) I’ll be thrilled!
We chose a different stretch of road this time. Even though the other area resulted in some high call volume it’s important to test. I like to find the roads like rt 10, rt 46 or basically any road with a “Route” label. The reason is that they have high traffic, but plenty of lights, exit ramps and entrance ramps that have stop signs and yield signs. Basically lots of places where cars are going to have to stop or slow down and have time to read my sign.
So how many signs did I get out? About 25 of them. I actually lost count some how and need to go back and see how many signs I have left in order to get the exact amount. But that is a new record! I was going for 35 but ran out of road and time.
I always wonder how many do you guys usually put out on a particular trip?

Hey Scott –
I just got out about 32 handwritten bandit signs about 2 weeks ago (Handyman Special). I found someone to put them out for me; a 19 year old that is a real go getter. I too had them put out on the type of road you are talking about. It is heavily traveled, but is has 4-6 lanes depending on where you are, and there are a lot of stop lights.I gave him instructions on exactly the type of intersections, areas etc to put them up. I also had them put out at Home Depot, Lowes, a hardware store and the exit ramp on the freeway.
I have had a phenominal response! And best of all, the signs are still out and I’m still getting calls! I had this fellow take a step ladder and put them up as high as he could reach and still get two heavy nails in them. That makes them just a little harder to get down. I also referred to this experiment in one of my blog posts recently. I took a friend and we put out about 9 or 10 signs in another area. This area was within the city limits in a popular area and was more prone to complaints from the code officials. I wanted to be very careful where these signs were placed. I am still getting calls off these signs and they are still up also. I will let you know if I get my two wholesale houses sold from this round of signs.
I am going to have this same fellow put up some of my we buy houses signs next.

Yeah Scott. I have good hopes for this round of signs. I think we’ll get a bunch of calls.
Sharon, what do you find is the going rate to pay someone to hang signs? I’ve heard of other people paying $1 per sign plus gas money.

I didn’t want to get into the whole gas money thing. I paid $4.00 per sign which I think was high. But then… I didn’t have to do it myself. I think the investment will turn out to be more than worth it this time. I think that if you pay a little more you get better a better quality person to do the work, but I wish I had paid more like $3.00. Some investors in my area pay a couple of dollars per sign and then pay a $250-500 bonus if they sell the house. I didn’t want to get into that arrangement.
That is AWESOME!!! 4am is early but if you can get it done at that hour think of all the time you have to spare for the rest of the day to relax! 🙂 AWESOME results to get 35 calls from the first round of signs. Very cool. Bandit sign hanging is definitely my lease favourite marketing activity … always feel like a criminal when I do it … even when I hang them on my own property I feel like I am doing something wrong!!!
Oh and I have heard of people paying anywhere from $1 – $5 per sign. Sharon I totally agree a bonus is a little over the top … now bonus for extra calls COULD be worthwhile because it might entice them to place the signs in the best locations??? Not sure … I’ve always done it myself and as little as possible. 🙂

I believe that this young man did such a good job because I paid him what he considered to be an above average amount of money for a few hours work. He listened to me very carefully when I was telling him where I wanted the signs located. He had even thought about a couple of locations I wasn’t familiar with on his own prior to our meeting and they were good places.
This is the first time I’ve hired anyone to put out the signs. In the end, we’re both happy and he did a great job. Best of all, the signs are still up. By the way, I told him I would use him again if he did a good job.
