This was going to be a great week for me regardless of what ever happened with my wholesaling business. The reason is that I took the week off from my 9 to 5 job. I haven’t taken more then a day off in what seems like 2 years. In addition to that my wife and I celebrated our 7th wedding anniversary on the 25th. As if that wasn’t good enough, my son turned 2 years old! It was a good week, and I still have a few more days to relax and enjoy my time with my family.
When I take a day off from work it is always to be with my family. I don’t spend the time working on my wholesaling business. Life is too short to miss those opportunities and it re-enforces to my family that they mean more to me then anything else. Very important! I only get so many days off from work and it wouldn’t be fair to my family to take one to do work. Even if my real estate business is “for the family”. You know what I mean?
On to real estate…
First Verbal Agreement on an Internet Lead
During my week off I got a text from my partner that we got a verbal agreement on an offer we made. The lead came from my investor carrot website. It marks the first potential deal we would get from my online marketing efforts. I don’t have any details as of yet but as always I will share everything once we close.

What do I do after I get the lead email?
If I have any further questions for the lead I will send them an email response back asking them some questions. These questions are used to get a better idea of there motivation.

- Why are you selling?
- Tell me more about the house…
The key to the email response is to act quickly once you get the lead email. It shows you are serious and responsive. The great part about internet leads are that I know they have email and sending an email is an acceptable first response. Plus I can do it from work, on my cell phone or ipad. I don’t have to excuse myself from work to make a phone call.
Once I feel the lead is worth a call, I forward the information onto my partner who will then make the phone call.
What do I do with leads not in my target area?
My websites, http://webuynjhouses.com/ target all of New Jersey so I’ll be getting leads that are not in my target area. I could simply throw these leads away but why would I? With just a little networking I’m beginning to find some investors in areas of NJ that I’m not working. Once we work out an agreement, I’ll simply forward those leads to those investors just like I do with my partner. It’s a win win for everyone involved! I could have an army of investors working for me when my websites really start churning up the leads.
I like this business model a lot because it scales really well. What do you think?

Have fun on your week off Scott. I just started using those sites about 2 months ago. I need to add some content and get mine working better for me.

For some reason your comment got put into my wordpress comment spam and I just noticed it today.
The sites need to “Cure” for about 4 months before they start moving up to the 1st or 2nd page of Google. I think they work really well. What I like best is the email and follow up scheme they have setup.

Nothing better then pulling emails off your phone or ipad and it’s a seller lead from your website. I like the online leads better then the YL leads. They’re very motivated to sell and allows me to close quickly.

It’s awesome getting those emails for sure! If they are seeking you out they are at least motivated to sell which is better then half your yellow letters pulling “not interested” calls. It’s almost like starting on the second phone call with the lead.
Such a great idea of pulling emails… but i think YL leads are also not that bad.

Found your post interesting to read. This article is really very interesting and effective. We tried the YL leads when we were first getting start and quickly decided to focus on leads coming from our website. The lead quality was way better.
