The past week or two I’ve been feeling myself slipping a bit, or maybe it’s that I haven’t made any progress recently. When I feel in the action, is when I get a lead come in and I’m trying to find another wholesaler to bird dog it to. When I have no one calling I feel useless and don’t know what to do in order to get my phone ringing more.
Recently I’ve been doing research on probate investing and I would say 7 out of 10 investors (both probate and non-probate investors) who speak on the topic all say it’s way to much work and not worth it. That you shouldn’t get into probates unless you are an experienced investor, that there are to many hoops to jump through, yada yada yada.
Now I’m not going to let that stop me, but who needs to be reading that?? I’m growing more and more tired of negative people. Every time I read or hear one of these guys/gals I get a pit in my stomach and think…”am I wasting my time and energy going after this niche?”
Very frustrating! I hate that Where do I go, what do I do feeling, Lost feeling.
I got a phone call on Saturday from a guy who was selling a 2 family house in Morris Plains. I was expecting my wife to call and heard my phone ringing and it took me a second to find it. I answer expecting to hear my wife’s voice but heard this broken english from an italian guy. So that through me off from the get go. When I stabled myself I managed to get the address out of him and that it was a 2 family house and that his son had “put it online”. I tried asking for the webpage address but he had no idea, just told me to look at it and if I wanted to make him an offer to call him back.
I did some research on the property from the tax records, took a look at it from google maps and bing and took a quick look at zillow and got some comps. I then passed this information on to Jarred. don’t know much about how to price a two family.

Surprisingly someone sent me a house through my sellers squeeze page over the weekend. He was asking retail and it was in a part of Morris County that is far away and I have no idea about.
When one of you gets a lead like this do you just pass the bare lead onto someone else or do you do some research and get more info before passing it along?
Well that is it for today…oh I’m going to meet the realtor on thursday to go see the house at 60 mt Pleasant Ave.
