This week is going kinda slow and my real estate activity is a bit down as well. Tomorrow I will be headed over to the Mt. Pleasant house to meet my realtor and take a look at the place. I’m going to use the check list from Wholesaling for quick cash to mark off things that need replacing and updating. Basically I will be checking
- The roof
- any mold
- any water in the basement or leaks from the roof
- if there is an oil tank (in ground or above)
- type of heating and cooling
That’s about all I think my untrained eye can pick up. Cracks in walls or foundation I have no idea about other then to make of note of them. I think I heard one time that verticle cracks are ok but if they are horizontal you have a problem…or maybe it was the other way around?? I will be putting an inspection period into this offer so I can get an inspector and contractor into the house. I may not need that because I’d only be wholesaling the property, but I would like to so i can learn.
I’ve been slowing building up a decent relationship with Jarred, the investor working with a HomeVestors branch. He’s offered to help me with what ever I need, from online marketing to any questions I might have about a house or whatever. He’s a very nice fella (do you have to be 80 to use the word fella???).
It definitely is important for me to get as many contacts with helpful people in my area as possible. If you surround yourself with like minded people, you will succeed. That’s something I’m striving for.
Kelly over at KellyflippingCali sent me the “books on tape” for the 4 Hour Work Week and I just got it yesterday. Thankyou Kelly! This morning was my first listen and in the beginning it was a little wierd. The guys voice reminded me of those audios that people listen to to improve self esteeem….”Look into the Mirror and repeat after me…I am good look…I am smart…I will succeed today….” haha
After I got that mental picture out of my head I really started to enjoy listening to the book. Thanks again Kelly.
