Since I’ve been trying to get ahead with my mailings I’ve run into a bit of a storage and organizational problem. Every container I owned was packed with stuffed envelopes ready to be mailed. The problem is I still have 7 months of letters to print and no place else to put them all. Not to mention that organization went out the window as well for the most part. I started out with baskets (like pictured). I’d print out a …
My Baby Made the News! And Lead Management
I don’t have anything huge to update, so I figured I would just throw out a few things that I’ve been working on over the past couple of weeks. Granted I haven’t been working on a lot besides trying to get some sleep. Lead Manager and Word Integration One of the draw backs to my SI Lead Manager software is that the letters you can produce out of it are limited. Adding images and special formatting are nearly impossible to …
Finding The Time Isn’t Easy
My son just turned 3 weeks old on Monday. Saying those 3 weeks went fast is the understatement of the year! I guess that is what happens when you are living your life in 3 to 4 hours stretches. Each bottle takes about 20 minutes for Ben to suck down, then another 10 minutes to change him and clean him up. After that it takes about 15 to 30 minutes to calm him down before he falls back to sleep. …
Deal #3 Update: Every deal has it’s own crazy, But CHA-CHING!!
My partner and I have now officially wholesaled our second property!! The timing of this deal is another reason why having a partner is worth it’s wait in gold. I couldn’t imagine trying to work this deal while my life was changing with the birth of my son (that still gives me goose bumps saying it, my son!). While this deal closed on schedule, we did have some ‘oh shit’ moments as we approached the closing date. … First the …
Title Company Questions?
So far my partner and I have not had much love from title companies. In our first deal the title company we were working with (and was highly recommended by other investors) broke up and was not seen from again right in the middle of our deal. In our second deal, another company who was highly recommended just recently was no longer doing title work themselves and was passing the work to another title company. This other company took 2 …
Marketing Monday: “Not Our Personal Billboards”
I’m just now getting back into the swing of things after my 2 week baby hiatus. Because of that I am just going to share a quick little story about some bandit sign fun. A few months back, my partner end up went down to Trenton to hang some bandit signs at the butt crack of dawn. I always get a little nervous when hanging signs in Trenton because large parts of are arguably one of the worst areas in …
Introducing Benjamin Raymond Costello
On Monday, March 26th 2012, Benjamin Raymond Costello was born at 10:18am. He was 8 lbs and 13 oz!, had a full head of hair and is just the cutest thing I’ve ever seen, he is just PERFECT! My wife and baby are doing great a week later. We were at the hospital until Thursday and have been adjusting to our new life ever since. Ben can barely keep his eyes open during the day, but is wide eye’d and …

At roughly 9:30 am Today, Monday, March 26th my wife will give birth to our first child. I’m way to excited!! Keep a look out for more information and some pictures. P.S. I wrote this post last night, so I’m not exactly live blogging this LOL
5 Days, Marketing Monday and the New Ipad
5 Days This coming Monday (March 26th), my wife and I will be headed to the hospital to give birth to our first child. We don’t know if it’s a boy or a girl yet which is making this even more exciting if that is even possible. So in 5 short days my life will change for the better. It’s crazy, this time last year Val and I were just talking about having a baby. Keep an eye …
Deal #3 Update: $6500 tax lien
Deal #3 is moving right along as we travel towards the April 4th closing date. My partner is doing a great job of keeping this deal moving along. For those new to investing it is one of the most important things you can do when you have a wholesale deal. Always stay in control and make sure everyone is doing what they need to be doing. Call the title company every day if you have to, keep your buyer …
An Investor’s Favorite TV Shows
I use to watch a lot of TV, probably 4 hours a day or so. It is really easy to do once you get caught up in all the good shows that are on. Once I get invested in a show, the urge to watch just keeps growing and growing. That is why about two years ago I decided to stop watching the ABC, NBC and CBS type sitcoms and dramas. They are never ending and just suck valuable time …
Who Likes Good News?
It looks like we will be having a potential payday in the next 30 days!! Late last week we got a property locked up and yesterday we found not only one buyer for the property but TWO. They both made full price offers as well which is even better. We accepted the person who made the offer first of course. I’m a bit excited as you can imagine because to be honest it’s been almost a year since our first …
Beta 5 – Tutorial #6: Creating a Mailing Campaign
Tutorial #6: Creating a Mailing Campaign Once you have your leads in the system and your letters all setup you’ll want to create a mailing campaign. You can do this in a couple of ways and all pretty straight forward. The way I like to do it is as follows… The Quick… Find the lead list that you want to use by using the Leadtype/List tree. Select the list and you’ll see all the leads within that list appear to …
Marketing Monday: My $25 Mistake
Today’s Marketing Monday is a Lesson Learned all at the same time. From time to time I’ll use different styles of envelopes for either testing or because I run out of my normal ‘lopes (just made that up LOL) and steal some from my wife. Her stash is usually full of nice invitation and thank you type stationary she gets from places other then the dollar store or Staples. You know those stationary stores where it costs $30 for 8 greeting cards and …
Marketing Monday: Refine Refine Refine
One of the biggest items that takes most of my time in the evenings is preparing the mailers. I’m always keeping my eyes and mind open to ways of speeding up the process. Actually printing the letters and the envelopes takes a decent amount of time when you have to print hundreds of them. I usually print out all the letters first and then come back and print the envelopes. Both the notebook paper and the envelopes I use have …
