I usually do a great job of keeping my emotions very even keeled. For the most part I never get to high or to low and that has helped me maintain my momentum going after my real estate investing dreams. However this past week really took the steam on of me for some reason.
I don’t really know why, but I’m feeling a bit burnt out right now. It might be because I’m being pulled in many directions right now with the holidays a foot which is leaving me hardly any down time. I’m the type of person who really needs time to myself to rejuvenate.
My plan for this week is to keep it light, I’m going to pass some of the calls I got from my bandit signs along to other investors to handle. That is probably not the best thing for momentum sake though.
What I Struggle With Most
My biggest struggle has always been calling the sellers back once they have called me and left a message. My goal is to call them back as quickly as possible, but sometimes that is not always possible. The longer I take to call, the harder it is for me to pick up the phone. Why is that? My confidence always rises after I make one of those phone calls, so why don’t I build off that?
The toughest time is when I have a long layoff between calls. It’s like having to get back into shape at the gym. It’s always much harder then just maintaining your current condition.
What Can I Do?
I need to get re-energized and jump back on that phone and make some calls. i always get motivated if I can listen to someone who is excited about what they are doing. Does anyone have any audios of Tony Robbins they could send me? The few I’ve heard have really rev’d me up.

I think everyone struggles with calling sellers back until one day, you just realize you no longer have a problem with it. I am also a big fan of Tony Robbins. I hate to admit this, but the first program of his that I bought was called “Personal Power” and it was on casette tapes. OK, just pretend I didn’t actually admit that.
One of the things Tony has said over the years (as well as a lot of the other gurus) is to “fake it until you make it”. When someone calls, just take a deep breath and say to yourself “I am the expert, and this person is calling me to solve their problem.” Then pick up the phone with confidence, introduce yourself and ask them to tell you about their situation. This will help you with your response. Letting them talk gives you some time to think. Also, call them back ASAP. The longer you wait the harder it is to pick up the phone, and the better chance there is that another investor got to them first.
When I was first starting out I had the same dread when it came to calling back sellers. What I finally realized was that I had a confidence problem because I was new. Those sellers calling don’t know if you have been doing this for 5 months or 5 years unless you don’t sound confident. I belong to my local REIA group and I would always tell folks that I was part of a large group of investors which was true.This gave me confidence and credibility.
There are also times I’m not sure if I’m going to be able to help someone, and I tell them that. I let them know that I work with other investors and that if the property is not a fit for me, I may know someone that may be able to help them out. If you are not sure of the answer, then buy yourself some time and call them back, but make the initial call back quickly.
I can tell you this for sure, it does get easier as time goes by. Ask santa for some Personal Power CD’s for Christmas. You will love them. I always keep educational CD’s in my car otherwise known as my “university on wheels”. Enjoy the holidays and take time to rejuvinate!

I am totally in the same boat. I’ve been playing phone tag with a couple sellers the past couple weeks. I have been really busy at work and I cannot pick up the phone during business hours….and I’m usually working thru lunch so I don’t have time to call them back then either. Then, in the evening with family stuff, school stuff, homework, etc., etc., it’s hard to find time to call sellers back. Sometimes, quite frankly, I just don’t feel like doing it after a long, long day. You’re right, the longer you wait, the worse it is. I called a couple sellers tonight and got their voicemails, but left another message. I do offer my email as well, but many people don’t take me up on that. I wish they would, since email is so much easier sometimes.
I do wonder if I need to sometimes outsource the call backs and/or have someone take live calls for me. I just would want the person to be as professional as I am. I have years of customer service experience and am really good on the phone. I don’t want someone unprofessional representing our business. But, I might have to bite the bullet and do it.

Do you have any rentals or do you typically just flip notes? I’m a 9 unit landlord the money is great but it’s a ton of work.
Currently I’m attempting to just flip contracts and houses. I was thinking recently about rental properties because of my time constraints with wholesaling.
