A Call From My September Mailing At Last

Probate Investing MondayWith every call I get I know I’m getting closer and closer to my first deal.  I had pretty much given up on getting any immediate calls from my September mailing.  I usually get a quick 3 to 4 calls and then a few trickle in during the following weeks.  All you can do is just make sure you send out the follow up right?

I’m not setting up anything big, just throwing out an example for those people who are just getting started out.  Sometimes it takes a while for people to call.  In this particular case I got a call last Thursday (3 weeks after mailing) about a house in Morris Township.  The owner lives out of state, but just happened to be at the house.  I would have shot over there but it was my Mom’s birthday so I was headed over to my parents house to celebrate that.    The owner of the house said he wasn’t ready to sell the house yet, but would call me back to let me know when he’d be up again.

He doesn’t really sound motivated from our short conversation, but I will do my best to bring out any motivation from him when we talk again.  I’ll probably end up going to the house because it is right around the corner from where I live.  My main goal will be to get a price he’d be willing to sell at and then I’ll bring it up to Jon to see if something could be worked out.  A great way to take advantage of a coach right?

Since September is coming to an end I’m going to start preparing for October’s mailing so this week will be full of printing, stuffing, licking and stamping (get your mind out of the gutters!).

    When he said he wasn’t interested did you ask why? I,ve found that one one word goes a long way. Have you researched the property? What are his plans. Rent? Fix up? Is it occupied? How long has he owned it? Is he an investor? You can get alot of this info from county records on line in many areas if you didn’t know. Once you have these questions ans. you can make an intelligent offer. Keep the dialogue going and find out what his needs are. That’s all. Good Luck.
